MLS stands for Multiple Listing Service. It is a cooperative centralized database where real estate agents post properties for sale so other agents and buyers can view them all in one place. An MLS increases transparency, accuracy, and exposure. Instead of listings being scattered across multiple sources/sites, properties are organized in one standardized system of reliable data.

While the government of the Dominican Republic doesn't yet formally regulate the real estate industry, changes have been informally discussed in the National Congress and formal regulations will be coming at some point in the future. This site is positioned to become the official site for agents and brokers across the country, as it is patterned after MLS sites in the USA (which is heavily regulated) and can be easily adapted to any new future legal changes to the system here in the Dominican Republic.

Unfortunately, the answer is yes. Some sellers, builders, developers, etc. don't want to sign an exclusive listing agreement with only one agent or one brokerage. They will allow anybody and everybody to advertise their properties and bring them a buyer. Because of this, listings may appear multiple times across the site. While all efforts are made to ensure the information in those listings is the same, some may slip through the cracks. Under Contract is another way of saying the property is in escrow with a potential buyer. The seller has received and accepted an offer but is awaiting the buyer to close the deal. One of the biggest frustrations of buyers and agents alike is outdated listing information — especially regarding a property's availability. You get your hopes up only to find out it's not really available anymore. Because the industry is not yet regulated, we will do our best to keep listing statuses current, but 100% compliance cannot always be guaranteed.
